Before Your Stay At

These Booking Terms & Conditions apply to all reservations made directly with Spot House Farm and form part of your booking agreement.

Thank you for choosing Spot House Farm.

These Booking Terms & Conditions form the agreement between Spot House Farm and the lead guest making the booking. They set out the terms that apply to your reservation and your stay with us.

By paying your booking deposit or balance, you confirm that you have read, understood and agree to these Booking Terms & Conditions on behalf of all members of your party.

We're delighted that you've chosen to stay with us and hope you're looking forward to your countryside escape. Before your arrival, please take a few moments to read the information below. It contains everything you need to know about your booking, your stay and some important safety information.

If you have any questions before you arrive, please don't hesitate to get in touch—we're always happy to help.

-Your Booking

Your booking is confirmed once we have received your booking deposit and sent you a confirmation email.

The lead guest must be at least 18 years of age and is responsible for ensuring that all members of their party comply with these Booking Terms & Conditions.

-Payment

A 50% non-refundable booking deposit is required to secure your stay.

Once your deposit has been received, your dates are reserved exclusively for your party and are removed from availability. As we offer a limited number of exclusive stays each season, we are unable to re-sell dates at short notice and therefore the booking deposit is non-refundable.

The remaining balance, together with the £300 refundable security deposit, is due 28 days before your arrival.

The security deposit will be returned within 7 days of departure, provided the accommodation and facilities have been left in good condition and these Booking Terms & Conditions have been observed.

We strongly recommend that guests take out suitable travel insurance to cover unforeseen cancellations.

-Arrival & Departure

Check-in: From 4.00 pm

Check-out: By 12.30 pm, unless otherwise agreed.

If you expect to arrive later than planned, please let us know.

-During Your Stay

Spot House Farm is intended to be a peaceful countryside retreat where guests can relax and enjoy the surrounding countryside.

We kindly ask that you:

Respect neighbouring properties, wildlife and the surrounding countryside.
Observe quiet hours from 10.00 pm.
Do not hold parties or events.
Do not exceed the maximum number of guests stated on your booking.
Do not invite additional visitors without our prior permission.
Leave the accommodation and surrounding areas in a clean and tidy condition.

-Campfires & Barbecues

Campfires and barbecues may only be used in designated areas and must never be left unattended.

Please follow any guidance provided regarding fire safety or temporary restrictions during periods of hot or dry weather.

-Dogs

Well-behaved dogs are welcome by prior arrangement.

Dogs must be kept under close control at all times and must never be left unattended.

Please clean up after your dog and be mindful that livestock may be grazing in neighbouring fields.

-Working Farm Safety

Spot House Farm is a genuine working farm.

During your stay you may see tractors, agricultural machinery, farm vehicles and livestock. While every effort is made to ensure guest safety, agricultural work may continue during your visit.

For everyone's safety, we kindly ask that guests:

Keep to designated guest areas unless invited elsewhere.
Do not enter farm buildings, workshops or machinery storage areas.
Keep a safe distance from tractors, machinery and livestock.
Do not feed or approach farm animals.
Keep gates closed unless instructed otherwise.
Children must be supervised at all times, particularly near farm tracks, ponds, ditches, fences and livestock.
Follow any safety instructions given by us during your stay.

-Damage & Security Deposit

Accidents can happen, and we appreciate your honesty if anything is damaged during your stay.

Guests are responsible for any damage beyond normal wear and tear.

The refundable security deposit may be used to cover the reasonable cost of repairs, replacement of damaged items or any additional cleaning required after departure.

-Personal Belongings

Guests are responsible for their own personal belongings, vehicles and valuables throughout their stay.

-Cancellations

Your booking deposit is non-refundable.

If you need to cancel your booking after paying the balance, we will make every effort to re-let your dates. If we are successful, we may be able to refund some or all of the balance paid, although this cannot be guaranteed.

Should we need to cancel your booking due to circumstances beyond our reasonable control, all monies paid will be refunded in full.

-Governing Law

These Booking Terms & Conditions are governed by the laws of England and Wales. Any disputes arising in connection with these terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
